New Directions' Russell Apartments Portfolio consists of 183 Subsidized Housing Units within 24 buildings in the Russell and Shawnee neighborhoods.
These units vary from One to Three bedrooms and rental rates are based on Tenants Household income.
The properties are required to restrict occupancy to applicants who are 80% or below Louisvilles Area Median income. 
    Meaning, applicant households consisting of
        A single occupant must not earn more than $54,000 during 2024. 
        A household of two must not earn more than $61,700 during 2024.
        A household of three must not earn more than $69,400. And so on.
There are additional requirements and restrictions to qualify for this housing portfolio. 

As with all New Directions housing units, applicants and all occupants must provide:
          Valid Photo Identification, Social Security Card, Proof of Income and additional verification documents. 
          A housing Pre application must be completed, all information given, confirmed and appropriate documentation submitted.  
          A background screening will be completed at no cost to the applicant.
Once reviewed and the applicants' eligibility is confirmed, the pre-application will be put onto a wait and the certification process will begin shortly thereafter. 
 Applicants in certain circumstances may be given priority per the guidelines required by Housing and Urban Development.

Unfortunately, due to the shortage in low income housing availability, the wait list may extend to a year+.  These are not properties that conduct last minute move ins. 
Due to the Federal funding source, there is extensive documentation that must be completed. However, having income-based rent is worth the wait.

  • Management will allow assistive animals which are defined as animals that are used to assist, support, or provide service to persons with disabilities. Assistance animals – often referred to as “service animals”, “assistive animals”, “support animals”, or “therapy animals” – perform many disability-related functions including but not limited to guiding individuals who are blind or have low vision, alerting individuals who are deaf or hard of hearing to sounds, providing minimal protection, or rescue assistance, pulling a wheelchair, fetching items, alerting persons to impeding seizures, or providing emotional support to persons with disabilities who have a disability-related need for such support.
